Members of TDS deposit scheme

Established in 2003 and is the longest serving government-approved deposit protection scheme. The Housing Act 2004 requires landlords and letting agents to protect deposits on assured shorthold tenancies in such a scheme. They provide both insurance-backed and custodial tenancy deposit protection with free, impartial dispute resolution for when disagreements arise over how the money is divided.

Detailed Inventories

We focus on the quality of our inventory reporting system, accurately evidencing the condition of your property at the start of the tenancy. This allows us to track the condition of the property throughout the tenancy and reassures all parties that any potential proposed deduction from the deposit is fair and reasonable.

Regular property inspections

We regularly inspect properties and monitor how well the property is being maintained, providing a detailed inspection report and informing the landlord of the condition of the property. Should the tenant need to improve on their tenancy obligations, we will visit more often until issues are resolved. We usually conduct the first inspection at three months and every six months thereafter.

Comprehensive referencing

We use a specialist company The Lettings Hub to complete all our tenant referencing. The references include a full credit reference, employer, previous landlord, right to rent, potential alias, HM Treasury sanctions list and senior political figures.

Maintenance

We realise the importance of dealing with reliable and trustworthy contractors in connection with any work carried out on your property. We ensure that all contractors working in one of our properties is correctly qualified and insured before instruction. We ensure that legal compliance is adhered to at all times giving you additional peace of mind and security.
